Noshville's Last Year on Hillsboro Circle, and What's Opening Around It

Noshville will serve its last plate at 4014 Hillsboro Circle on June 30, 2027, the day its lease with the building owner expires. The deli's owners have already sold the Noshville name to someone else. Within a short drive of the deli, one restaurant has opened in a building that was a Wendy's for years, and a developer has opened a restaurant inside its own mixed-use project. A restaurateur has also bought a building outright so he can open there next spring. This year, many of the dining changes in Green Hills started as real estate decisions, and Noshville's countdown is the clearest example.

The Date Comes From a Lease

Noshville managers told The Tennessean in July 2026 that the Green Hills deli will stay open until June 30, 2027, when its lease ends. The paper said the owners decided to "go out on a high note" in the face of rising costs, more restaurant competition and trouble hiring staff. According to the Nashville Post, the building's ownership shares an address with Brookside Properties, a commercial real estate company based in Green Hills.

The announcement came nearly a year before the last day. Until then, the deli is open daily from 7 a.m. to 3 p.m. and serves breakfast all day, so the matzo ball soup and the tall Reubens are available through the end.

The Green Hills deli is the last of several Noshville locations:

Year What happened
1996 The original Noshville opens at 1918 Broadway in Midtown
2005 The Green Hills location opens, according to The Tennessean and the Nashville Post
2015 The Midtown location closes
July 2026 The owners announce the closing and the sale of the name
June 30, 2027 The Green Hills lease expires and the deli closes

You may see two other details in some coverage: a 2004 opening year and a 4104 street number. The restaurant's own hours and location page lists 4014 Hillsboro Circle.

The Name Has Already Changed Hands

The Tennessean also reported that Noshville's owners sold the brand name to Ben Weprin, founder and CEO of the Nashville-based investment firm AJ Capital Partners. A firm spokesperson told the paper that Weprin bought the name for himself, not for AJ Capital, after learning the restaurant was going to close. The spokesperson said he wanted to keep a legacy restaurant brand alive.

The same report says no definite plans have been announced for when or where a new Noshville might open. People will wonder about it anyway because of Weprin's other local project. AJ Capital is turning the former Belle Meade Plaza into Belle Meade Village, a mixed-use development with shops and homes, with completion planned for 2028. City Now Next reported that blasting there ended on April 3, 2026, and that vertical concrete work had started. No tenants have been named for Belle Meade Village, and nothing connects the Noshville name to it.

The Tennessean wrote that the deli's "first 31-year chapter" ends in summer 2027. Unlike the Hillsboro Circle location, the name has no end date.

Next Door, a Former Wendy's Now Sells Chicken and Beer

The first change on Hillsboro Circle came before the deli closed. Davidson County Source reported that Waldo's Chicken & Beer opened on Tuesday, Sept. 15, at 4106 Hillsboro Circle, in what had long been a Wendy's. The menu has Southern fried and rotisserie chicken served as sandwiches, baskets, bowls and plates. It also has house-made sides, signature sauces, cheese biscuits, beer and cocktails.

The hours matter most on this block. Noshville closes at 3 p.m., and before September there were fewer dinner options on that stretch of Hillsboro Circle. Here is how the restaurants covered in this post split up the day:

Restaurant Address Hours as reported
Noshville 4014 Hillsboro Circle 7 a.m. to 3 p.m. daily
Waldo's Chicken & Beer 4106 Hillsboro Circle 11 a.m. to 9 p.m. Sunday through Thursday, 11 a.m. to 10 p.m. Friday and Saturday
Lupo Notte 2035 Richard Jones Road 5 to 10 p.m. Sunday through Thursday, 5 to 11 p.m. Friday and Saturday

Noshville and Waldo's are both open between 11 a.m. and 3 p.m. After that, Waldo's is the only one of the two serving. A building that sold fast food for years now serves a sit-down evening crowd.

On Richard Jones Road, the Developer Opened the Restaurant

Lupo Notte opened on Sept. 16 at Vertis Green Hills, 2035 Richard Jones Road. It is the first full-service restaurant from Southern Land Company, the Nashville developer that built Vertis. Southern Land opened it inside its own flagship mixed-use project.

The kitchen is led by Executive Chef Owen Lane. The opening release on PR Newswire lists his previous jobs at Pastis, Audrey, June and The Boardroom. The menu includes:

  • Meatballs made with wagyu, sausage and veal, plus beef carpaccio, as starters
  • Cacio e pepe campanelle, puttanesca spaghetti, corn-cream agnolotti and tagliatelle bolognese
  • Wood-fired pizzas, including a Margherita and a soppressata with Calabrian honey
  • Snapper, salmon, chicken parmigiana and steak
  • Tiramisu, chocolate olive-oil cake and soft serve

There is a full bar with Italian-inspired cocktails and an international wine list. The space has an open kitchen, a chef's counter, a dining room and patio seating. Reservations are through OpenTable, linked from the restaurant's site. Southern Land said lunch would start in October, and the later release said later in the fall. Neither has confirmed that lunch has started, so check before planning a midday visit.

Lupo Notte has several restaurant neighbors at Vertis, including Char, True Food Kitchen and Santo. Char's tenant listing mentions live music in its lounge with the Nashville Jazz Workshop.

Next Spring, a Restaurateur Who Bought the Building

Santo, one of those Vertis neighbors, leads to the next opening. Santo is run by Siege Hospitality, the Nashville group behind Epice, the Lebanese restaurant on 12th Avenue South. The Nashville Post reported that Epice's owner, Andrew Fawaz, plans to replace the 12South location with a new Epice at 3827 Cleghorn Ave. in Green Hills, aiming for late spring 2027.

Fawaz isn't leasing this space. According to the Nashville Post, he paid $2.1 million in mid-2025 for the building and its 0.33-acre lot, which he owns with Michael Lindley and Jerry Bostelman. He has since filed a permit to build out 2,600 square feet for the restaurant, and the permit notes that 26 parking spaces will be required. Before the sale, the building was a dentist's practice. The Fawaz family already has deep roots in Green Hills. Maher Fawaz, Siege's CEO, started Kalamatas in 2003, and Andrew Fawaz is also an owner of that Mediterranean restaurant. WhatNow Nashville also reported the move in August.

If both timelines hold, Epice's planned opening and Noshville's last day will land within weeks of each other in the late spring and early summer of 2027. One restaurant will be leaving because its lease ended, and the other will be arriving in a building its owner bought.

Between Now and June 30

Noshville's managers have asked people to keep coming in until the end. "We want everybody to come out and support us and enjoy the Noshville concept for the next year," Melissa Hall, who has managed the deli for 27 years, told The Tennessean. "Make your mother happy; eat and enjoy." The deli is open from 7 a.m. to 3 p.m. every day at 4014 Hillsboro Circle, and breakfast is served until closing. The new places nearby are open in the evening, after the deli closes, and the Noshville name will remain with its new owner after June 30.

Green Hills restaurants turn over mostly when a lease ends, a building sells or a developer fills its own space, and following those changes is part of the work Eddie Ferrell does every day. If you'd like to talk about what's changing on your corner of Hillsboro Pike, Let's Connect.
